Tudor Beach New Years Plunge - 2010

 

         

The tradition of a New Years Day plunge at Tudor Beach continues for an 8th consecutive year thanks to Lauren Christie, Philip Kersten and Frankie and Peter Barba.  According to Philip, it was a good year for a swim due to a high tide, no wind and the sun shining.

New State Smoke Detector Regulations

A new regulation regarding the installation and maintenance of smoke detectors goes into effect April 5, 2010.

These new regulations were enacted by the Massachusetts Department of Fire Services and will apply to single and multi-family homes built or most recently substantially altered prior to Jan. 1, 1975 and sold on or after April 5, 2010.  Homes built or substantially altered on or after Jan. 1, 1975 are governed by the State Building Code, which already imposes the same requirements & restrictions.

The regulations currently require two different types of smoke detectors to be in place depending upon the location in the home. In zones within 20 feet of a kitchen or bathroom, smoke detectors using photo-electric only technology will be required. Outside of the 20-foot kitchen and bath zone(s), both ionization and photoelectric technology must be installed. The battery/hard-wire rules are not changing at the state level.

These requirements were developed, in part, based upon research that shows that ionization smoke detectors tend to give false alarms due to fumes given off from typical cooking or steam from a shower. Frequent false alarms often lead residents to disable smoke detectors by removing their batteries.

 

$8000.00 First Time Homebuyers Credit

The first time homebuyers tax credit has been extended though June 30, 2009 and there is additional $6500.00 tax credit available for current homeowners.  There are restrictions to both these credits.  Click this link for more information or contact me.

$6,500 Credit for Homeowners

Nahant Causeway design revamped

According to an article in the Lynn Item (June 30,2008) there has been a major redesign to the Causeway project.  Due to resident's concern and the urging of our political representatives, the DCR has revised its plans.  The new plans can be viewed at the Nahant Public Library and Town Hall.  Here is the link to the Lynn Item article: http://www.thedailyitemoflynn.com/articles/2008/06/30/news/news08.txt

 


              

The New 40 Steps

The steps to 40 Steps beach have been replaced and the new stairs and landings make the trek less strenuous and more enjoyable.  The very last step onto the beach is a bit severe, so be careful.  What's next?  I would like to see the boardwalk that ran from Short Beach to Mills Terrace replaced. 


Nahant is featured in the November 2007 issue of Coastal Living's "so you want to live in" section.  This follows an article in the May 2007 issue of Boston Magazine that voted Little Nahant Road one of the "absolute best streets" in Massachusetts. 


I have created this website to promote the town of Nahant and my business as a realtor for Coldwell Banker Residential Brokerage. Nahant is a great town known for its natural beauty and rich history, small and friendly populace and proximity to Boston.  Also, I like to point out the absence of traffic lights.  When I think of small town America, I envision a town in the heartland of America far removed from the hustle and bustle of the big city not a place where you can see the big city from the front window of your home.  I was born a Nahanter, moved to Somerville MA as a child and returned to Nahant as an adult.  I've heard several versions of what determines a true Nahanter, so I'm not sure of my status.  If anyone has the definitive answer, please send me an email.  I'll be glad to post the definitive answer(s) in the future. 

As a realtor and a resident, I'm interested in what's being bought, sold and developed in Nahant.  The Military Housing Development which is still in the planning stages will transform the area adjacent to the Johnson School at the end of Castle Road.  The plans for development can be accessed via this link on Nahant.org. This project will radically change the look and feel of this neighborhood.  I've seen the various schemes and each has its pros and cons.  It will be interesting to hear the views and opinions of residents and abutters at future town meetings, to see what they think and how this project will impact them.  This project has the potential to be a great addition to Nahant and I look forward to its development.
