Real Estate Update
March 14, 2010: The market is basically the same as in February. There has only been 1 sale and there are currently 19 properties on the market.
February 2, 2010: The inventory on market has increased by three this month and the total market volume has increased by almost six million dollars. In such a small market with such a great disparity in housing prices, a couple high end sales or listings can distort the averages. For instance, the average sales price in 2009 was approximately $130,000.00 higher than the year before. However, if you asked any seller last year if they were happy with their sales price, you would get a resounding "NO". I can think of maybe one exception. It is still a buyer's market and we will have to wait and see if it turns around this year.
January 11, 2010: We are starting the new year with a lot less inventory than in 2009. The last couple of years have been a great time to purchase in Nahant. Prices have been beat down and interest rates have been at historic lows. What will 2010 bring for Nahant real estate? Though the average sales price has increased over $130,000. for a single family home, this is due to a number of million dollar sales last year that inflated the average sales price.
